Your
Investment is protected
For
the protection of your investment and the environment these regulations
have been implemented:
- To prevent
the Estate from ever resembling overcrowded suburbia, no subdivisions
will be allowed and only one house may be built on each lot.
- Building
envelopes for each lot are designed to allow you flexibility when
planning your home, to minimise site costs and prevent your neighbour
from building too close to your boundary.
- To protect
the overall integrity of the Estate, all homes must be at least
160sqm of living area, and not constructed with cladding roof
materials that have high reflective qualities.
- Transportable
homes are definitely not permitted.
- To preserve
the natural aesthetics of Churchman Brook Estate all commercial
vehicles must be housed in a garage or carport or screened from
public view.
- Effluent
disposal systems must be in accordance with Town Planning Scheme
requirements.
- To preserve
as much of the indigenous trees and vegetation as possible reasonable
restrictions will apply to the clearing of your block.
- To enhance
the Estate’s rural feel, fencing materials are to be post and
wire or as approved by the City of Armadale.
- The Estate
has implemented many innovative fire prevention measures. Measures
that include fire hydrants located on road verges throughout the
development and ensuring on-going access to perimeter fire breaks.
Residents are also encouraged to play their part by taking a pro-active
role in common sense precautions such as keeping their gutters
free of leaves and observing seasonal fire restrictions.
